CTC Case Study: Assets Not burdens
In 2017 the Centre For Theology and Community published their report “Assets not burdens; using church property to accelerate mission'
This report offers valuable insights into how churches in the London Borough of Islington can better utilise their buildings. Involving over 40 churches, the findings reveal a significant opportunity: many church buildings remain unused for the majority of the week, with 57% of church halls, 69% of worship spaces, and 75% of meeting rooms sitting empty. This underutilization highlights the potential for these spaces to generate substantial income and serve as vibrant community hubs.
The report estimates that by increasing the usage of these spaces, for every £1 currently being earned, a further £2.85pa could be generated, equivalent to an additional £64,000 per year on average. This could add £4 million in gross income annually across the borough, demonstrating how church properties can be both spiritually and financially fruitful when managed effectively. However, the report also notes that many churches lack the time, skills, or capacity to fully realise this potential, pointing to a need for external support.
To address this challenge, the report recommends establishing a social enterprise, which would assist churches in managing and marketing their properties, operating on a "no win, no fee" basis. By leveraging collective resources and expertise, churches could enhance their financial sustainability while expanding their mission, transforming underutilized spaces into vibrant centers of community life, just as ARK has done.
